Timeframe: Tenders Open: Thursday 5th Dec 2024 Tenders Close: Friday 3rd January 2025 Tenders assessed: Monday 6th January 2025 Bidders notified: Monday 6th January 2025 Project Overview Future Farms is a partnership funded pilot project to create 3 new affordable, low impact rural enterprise dwellings, a shared packing / storage shed and other associated works on a 35 acre, bare land, holding on the outskirts of the village of Sarn, Powys. A full planning application has been submitted to the Local Planning Authority and can be found searching the Powys Planning Portal using the following reference: 24/0443/FUL and an additional application for a ground mounted solar array has been submitted: Reference: 24/1319/FUL We are now able to publish a tender that seeks quotations from suitably experienced and qualified contractors to help complete the homes on site. This tender is being published with 3 distinct areas of work / lots, each can be submitted as a stand-alone submission for just one of the lots or as a combined submission for 2 or 3 of the lots. It should be noted that in-line with the planning application we will have contractors on site carrying out the site preparation works this includes but is not limited to creating the slabs / foundations for the homes, erecting the main structures of the Nissen huts and creating connections to various services, some of which are known, others still to TBC (i.e. power connections). It is assumed that there will be mains water connections to the homes, and a foul connection to a packaged waste treatment plant on site. We have submitted a Building Control application and will be working with the officers to ensure compliance where possible. Please note that these homes are being permitted under a temporary planning permission, for 5 years, but it is an intention to design these so they could become more permanent homes if planning permission is sought and granted. Lot 1 – This is for the completion of main builders work elements of the three dwellings. Refer to drawings for details. This is to include, but not limited to: Form blockwork upstand to three sides of perimeter, 1 block high, to provide plinth for frame. Creation, fitting and supplying of dormers. Carpentry, insulation, sheathing and cladding to cheeks. Including small lean-to roof to entrance area. Insulation to the overall shell & vapour control /weather tightness membranes as per detailed drawings. Including internal lining. Insulation could be from https://www.secondsandco.co.uk/ or similar. Timber framing, cladding and insulation to 2no ends. Supply and fitting of windows and entrance door. These could be from www.woodenwindows.co.uk or similar, or from a reclamation source or similar. Insulation to solid ground floor. Timber framed internal partitions, linings to floor, ceilings and partitions, OSB or similar. Form small storage area with ceiling over bathroom. Supply and fit basic kitchen units and worksurfaces, IKEA/Howden or similar. Builders work associated with services. Note: the main elements for the Nissen hut shells will be procured and constructed separately, outside of, but alongside this contract. This will include the floor slabs and below ground drainage, the structural members and corrugated cladding. The fit-out contractor would need to work in conjunction with the Nissen frame contractor. Project Overview

It is assumed that there will be mains water connections to the homes, and a foul connection to a packaged waste treatment plant on site.

Lot 2 – Electrical Insulation Per Dwelling, inc works to associated machine shed:

Dwellings:

1st Fix – Connection to incoming power supply, new MCB board, sub-meter installation, surface mounted distribution from MCB throughout the property as indicated by the drawings.

Allow for additional MCB board to shed (see drawings) and distribution to sockets and lighting, all external grade, see drawing for numbers and positions.

2nd Fix – Connection and fixings of basic sockets, switches, light fittings. Low voltage track to ceiling covering entire length of the shell. Fitting of 4No. bulkhead lights to partitions. Supply power for installation of a hot water solution to sinks & shower (could be on-demand units or through a cylinder solution). 2 No. Mechanical extraction vents (kitchen and bathroom). 1 No. Electric towel rail in bathroom. 1 No. Weatherproof external 240V socket. 1 No. External bulkhead light fitting. Standalone heat, smoke & carbon monoxide detectors. Connection to space heating / hot water system (to be defined). Please provide guide prices for possible electrical hw/heating options pending detailed specs. Water heating options could include: immersion to hw cylinder (Dimplex Edel 200 or similar), or instantaneous heater for bathroom/kitchen basins with electric shower. Both supplemented either by woodburner or ASHP. For heating – electric panel heaters or ASHP, supplemented by woodburner.

Shed:

Allow for 2nd fix to shed – 12 no 1200mm LED battens. 12no double sockets. See drawings. 4no external light fittings. Power to instantaneous water heater.

Lot 3 – Plumbing, Heating & Sprinklers. Dwellings and shed:

Dwelings:

Connections to incoming main, with stop valve and sub meter.

Surface fixed internal distribution of pipework to bathroom and kitchen.

Drainage from kitchen and bathroom to ‘pop-up’ (provided by groundworks contractor).

Supply and fix of basic sanitary wear (toilet, sink and shower) and kitchen sink, with 2nd fix hot and cold supplies to all.

Supply and fit an outside cold water tap supply.

Sprinkler system to be supplied and installed to comply with BS9251.

Space Heating / Hot Water – although at this stage we are not sure if water and space will be heated through a solid fuel option or by electrical (ASHP), or other means we would be grateful if you could quote for both solid fuel and electrical connections to these so we may compare options. ASHPs could be one per unit, or one combined unit servicing all 3 properties. Water heating options could include: immersion to hw cylinder (Dimplex Edel 200 or similar), or instantaneous heater for bathroom/kitchen basins with electric shower. Both supplemented either by woodburner or ASHP. For heating – electric panel heaters or ASHP with radiators, supplemented by woodburner.

Shed:

Connection to incoming main, with stop valve.

Cold water connection to sink in shed. Instantaneous hot water heater to sink.

1 No. External tap.

Please note this is a Welsh Government funded project, through the Assets Collaboration Program and the timeframes for completion are VERY tight and we are aiming to have substantial works completed early in the New Year, therefore please give a detailed and clear indication of completion timeframes in your submissions.
