RIBA Stage 3 – Developed Design

• Finalisation of design incorporating planning conditions and stakeholder feedback

• Coordination with structural, M&E, and other specialist consultants

• Preparation of detailed cost estimates and value engineering

• Submission of updated planning applications (if required)

RIBA Stage 4 – Technical Design

• Development of full construction drawings and specifications

• Coordination of statutory approvals (Building Regulations, Fire Strategy, etc.)

• Production of tender documentation for contractor selection

RIBA Stage 5 – Construction

• Contract administration and site inspections

• Design queries resolution and variations management

• Quality control and compliance with specifications

RIBA Stage 6 – Handover and Close-Out

• Commissioning and snagging resolution

• Handover of O&M manuals and as-built drawings

• Training for centre management on new systems

RIBA Stage 7 – In Use

• Post-occupancy evaluation

• Rectification of defects during the defects liability period

• Performance monitoring and sustainability assessment
