Abstract

Tredomen Gateway is an office building located in Tredomen Park that is owned and operated by Caerphilly County Borough Council. The existing heating / cooling system utilises a closed loop borehole array to supply heat to an ambient water loop in the building. This water supplies 60 x ‘Climate Master’ reversible water to air heat pumps (RWSHPs) within the office spaces. These RWSHPs are located in the ceiling voids, with 16 located on the ground floor, 22 on the first floor and 22 on the second floor. An air source heat pump (ASHP) located on the roof of the building is connected to the heating / cooling system as balancing plant for periods when the borefield cannot meet the heat demand of the ambient circuit alone; this will be drained down, decommissioned, removed and disposed. The communal areas of the building are heated by radiator and underfloor heating (UFH) circuits via a single gas boiler which also supplies a domestic hot water (DHW) cylinder which provides DHW to the communal areas (bathrooms, showers, kitchens). The existing RWSHPs are circa 20 years old and are beyond end of useful life (with many having already failed). The Council is planning to remove and replace the existing RWSHPs within the office ceiling voids and modify the hydraulic arrangements of the existing systems to improve efficiency and reliability. The gas boiler will be removed and new ASHPs will be installed within an external compound adjacent to the plant room, to supply space heating and DHW to the communal areas The Council is seeking to appoint a suitably qualified and experienced mechanical, electrical, civils and controls contractor to undertake the design and installation of the replacement ‘Versatemp’ RWSHPs, new ASHPs and the system modifications. NOTE: The Council will free-issue the 60 x RWSHPs to the Contractor for installation. The Contractor is required to execute the works to provide a safe, cost effective, high-quality installation compliant with all prevailing good industry practice, regulations and statutory requirements and in accordance with all tender drawings and specifications. The design, installation and operation of the heat pump installations shall be fully compliant with EN 378 (all parts) where applicable. Design and specification have been undertaken for the new RWSHPs, ASHPs and system modifications with the existing plant. The tender document provides the scope of work and summarises the design criteria for the works.

Tredomen Gateway is an office building located in Tredomen Park that is owned and operated by Caerphilly County Borough Council.
