Description of the goods or services required
The works to the Collegiate and Parish Church of St. Peter, Ruthin, and the attached Old Cloisters, at St. Peter’s Square, Ruthin, LL15 1BL, comprise necessary external fabric repairs to both buildings and internal reordering and remodelling to make the church building fit for inclusive C21st Worship and community use, and the Old Cloisters capable of accommodating ‘faith tourists’.
Fabric repairs are largely confined to the walls of both buildings, where defective masonry and cement facing of decayed stones will be cut out and the masonry prepared to receive new stone. Associated with this will be patch pointing to the church building and complete raking out and repointing of the Old Cloisters, where areas of cement render will also be removed and replaced with a lime: sand mix scored in imitation of ashlar masonry. All repairs will be carried out materially ‘like for like’.
The timber casement windows in the Old Cloisters will be refurbished, with those into the first floor Masonic Temple renewed, whilst opening hoppers built into the leaded lights of the church windows will be overhauled and made operational. Works to the roofs will be limited, both having relatively recent and extensive works. Raking parapet copings to the gables and South Porch of the church building will be taken off and rebedded on lead dpcs left long on the rear face to act as cover flashings to soakers at the slating abutments, and mortar fillets used to flash abutments to the Old Cloisters will be replaced by cover flashings secured into raked out bed joints / chases cut in the masonry.
Inside the church the pews will be removed, the floor levelled and new finishes laid, and, in the North Aisle, a new suite of ancillary accommodation with a gallery will be constructed to support worship and wider community, multi-purpose, use of the building. Stackable chairs will cater for new, flexible, seating arrangements. Extensive modifications and renewal of the heating, mechanical and electrical systems will be made, along with drainage connections to the existing system to the west of the Old Cloisters.
Little works, other than construction of a WC cubicle, will be undertaken above ground floor level in the Old Cloisters, where interventions are concentrated to the rear, west, of the ground floor accommodation. These generally comprise breaking through new openings in walls and sub-division in lightweight partitions to form en suite shower rooms for the proposed pilgrim’s accommodation. Kitchenette facilities will also be provided in a multi-purpopse Breakfast Room. Again modifications of the mechanical and electrical systems will be made, and complete renewal of the ground fllor heating system. Drainage will, again, connect to the existing system in the landscape to the west.
The works will also include wheelchair compliant ramps to both building entrances,
