Full architectural and project management services on what is a relatively small property in terms of square metres. The project is part of a wider town centre regeneration project. There will be a need to draft detailed plans and work potentially with another architect on the external element of the building. The premises is in a planning conservation area but the building itself is not listed.

Question:
With reference to the 4 projects currently on Sell2Wales, could you confirm if BREEAM is a requirement? It’s currently stipulated as a requirement but will cost a substantial amount of money to achieve, and could add considerably to the overall project delivery date.

BREEAM is not a requirement.

Questions and answers
1. Please can you define the scope of services for the project manager? To oversee the contract administration from start to finish. (On site meeting , Valuations etc)
2. Please can you clarify the requirements regarding BREEAM? Will the proposals be assessed and certified by BREEAM or is this an aspiration to make the building as sustainable as practically possible? The BREEAM was an aspiration, and we will want the building to be as sustainable as possible as to what the construction budget will allow.
3. Please can you share a copy of the RIBA Workstage 02 designs proposals so that we can better understand the layout of the existing building and the current proposals. This will help us better understand the scale of the proposals and work involved. There are no design proposals for this building currently. The design brief should have indicated RIBA stages 2-7, so this is an error on our part, we will get this amended.
4. Please can you confirm the specification of the measured survey prepared to date for the internal spaces or if this needs to be procured? This needs to be procured.
5. Please can you confirm if any structural reports have been prepared to date? No
6. Has a fire consultant been appointed to develop the RIBA Workstage 02 proposals? No
7. Please can you confirm the construction cost budget? £127k excluding Vat. Contingency 5%, Inflation 12% (This is for internal works only, external works are on separate tender through Anglesey Council THI)
8. Given the nature and scale of the project, we believe that the proposals can be developed in a more cost-effective manner using 2d drawings instead of a 3d model. Please can you confirm if the tender submission can be made on this basis or confirm why a 3d model is necessary for this project. We require a 3d model.
9. Please can you confirm how design liabilities, the principal designer duties and commercially sensitive information will be managed between two different Architects working on the same project. This will be managed by following our GDPR data protection policy and Counter Fraud, Bribery & Corruption policy.
