The property is to be split into commercial use (ground floor) and 2 bedroom residential flat (floors 1 and 2). The property lies within a Planning Conservation area but the building itself is not listed. The building is to be an integral element of a wider town centre regeneration programme.

The contract will include taking the contract from RIBA 4-7 as planning permission has already been secured in 2022 for the proposed works on the building. There may be an element of working alongside another architect appointed by the local authority which will focus on the external element of the building only. This element is wholly separate from this tender on offer and will most probably subject to a separate tender to be offered by the local authority.

Question:
With reference to the 4 projects currently on Sell2Wales, could you confirm if BREEAM is a requirement? It’s currently stipulated as a requirement but will cost a substantial amount of money to achieve, and could add considerably to the overall project delivery date.
