Abstract

The Pembrokeshire Creamery Ltd. plant is a purpose-built 3000m2 dairy processing site, to be commissioned 1st quarter 2023, and fully operational by first quarter of 2023 on a green field site at Haverfordwest, Pembrokeshire. It aims to process approx. 1,000,000 litres of liquid milk per week with options to increase milk bottling capacity and processing of cream products in the future. The facility is designed to meet the highest standards in the dairy industry and aims to be accredited to the latest BRC standard. The building will need to be designed, constructed and commissioned to meet BREEAM Excellent standard and suppliers must ensure that all goods and services provided will meet the relevant sections of the BREEAM standard. The building civils supply is part of a major project to construct a new building for milk processing plant at the Haverfordwest site. The main civils element of the building will be delivered in conjunction with other minor civil works on site but splits into distinct phases with work being carried out by other suppliers engaged by the Purchaser and at the same time that the civil works is being installed. This is the first stage of the proposed civil package, you will see a future lorry parking and maintenance bay on the drawing, this is to omitted from this tender at this stage, some of the ducting and drainage for this future development will be installed in readiness for these works at a later date.

Description of the goods or services required

Total quantity or scope of tender

The requirements of this tender are to carry out the civil works to the proposed new milk processing building and the external parking, roads, landscaping, drainage etc as per the issued drawings. The scope of supply is to include the following:-

• All works to level the site from its current condition to get the site to match the issued CB3 and Powell Dobson.

• To provide power and services to the site there is a requirement to bring in a water supply, gas feed, power supply and leaving site there will be surface water, mains effluent and foul drainage required. Between the mains electrical sub station externally, there is a required for a duct between the sub station and the MCC room inside the building, an allowance for two 150mm ducts with draw strings is to be made for electrical feeds into the building. Make allowance in tender for up to 250m of excavation of 450mm wide for water, gas, mains electrical feed onto the site, with suitable fill, marking tape and backfill.

• Externally electrical ducts will be required for various locations for power for lighting and services. Please refer to Havenkey drawi gs anddrawing G4-P-037 for the scope of the service requirements, as part of this packing we are requesting that the following trenches be opened and backfilled to accommodate the service requirements.

• Pembrokeshire Creamery are sending out other tender packages in addition to this package, these will be for the external cladding, steelwork, internal panelling, docking systems, resin and tiled floors, doors, secondary fit out of offices labs etc. These will be dealt with by the client direct and will not be part of this tender package. The works for these tender packs will be carried out at the same time as the works within this tender pack and the planning/programming of this tender will need to accommodate having the building ready for these works in a timely manner.

• All drainage works within and outside the building for the surface water, mains effluent and trade effluent. Note the chemical resistant drainage requirement for the underground drainage for the main process area, CIP room and bottling hall. The drainage is to accommodate acid rich solutions and needs to chemical and temperature resistant up to 75oC. The floor drains inside the building and the setting in of the drainage channels is part of this scope of supply the drainage channels in these areas is to be the same chemical resistant and needs to be foodgrade. The details of these have been specified as Blucher, the covers for drain channels and gulley pots will need to carry the weight of a forklift

• For the surface water drains, underground storage is required for buffering the waste water, a second spill tank is also to be installed adjacent to the milk offloading bay in case of large scale spillage.

• Internally within the building the floor slabs for the internal building slabs will need to be power floated for the storage areas and laid to falls for the main bottling hall, the falls within this will need to be +/- 3mm, to allow a resin floor to be applied directly on top of the floor slab.

• The internal kerbing for the building will be the termination point for the civil contractor within the building for the panelled wall locations. The plinth supply and installation is to part of the scope of supply of the civil contractor. There are a variety of kerbs proposed, including stainless steel kerbs filled with concrete, the details of the supplier for the kerbs can be found at www.mkerb.co.uk.

• All blockwork walls within the milk processing area, including the dividing wall between the office block and the milk processing factory is to be included as part of this tender. The above ground work in the office block is to be tendered as a separate package, all below ground work and concrete slab is to be included as part of this package.

• Around the site there is a plan to install exterior lighting, provision is to be made for the supply and installation of all necessary ducts and pull cords, chambers.

• To the entrance road to the site, there is to be a traffic control system, using barriers, there will be a requirement to carry out some modifications and put in an island to the location of the barriers, this is noted on the CB3 drawing, C1836, C-004.

• A future vehicle maintenance building and lorry parking is shown on the issued drawings, this is not to be costed as part of this tender. Adjacent to the vehicle maintenance building is a lorry wash bay, this is to be included as part of this tender.

All access equipment, edge protection system and lifting equipment is to be included as part of the tender.

The client will supply welfare arrangements for the work, any accommodation required for storage should be provided by the contractor.
