Gwynfaen will be a high-quality, cohesive and sustainable community, designed using rural planning principles and led by strong Green Infrastructure and Placemaking ideologies.
The design approach will provide for a strong character and sense of place that seeks to encourage residents to spend time outdoors, engaging with their environment and with each other. This will be a highly sustainable scheme, enabling ‘combustion free living’, embracing cutting-edge energy and drainage technology and ensuring that the wildlife of the area is protected and integrated.
The approach will deliver a low carbon village with attractive, characterful new homes in a landscape setting which capitalises on the stunning location of the site and its panoramic views of the Loughor Estuary and the Gower peninsula. All properties within this development, irrespective of tenure, have been designed to achieve EPC A rating and SAP 96+.
The site represents a unique opportunity for Coastal Housing Group and Pobl Group (two not-for profit organisations with a track record of delivering high quality new homes for development) to work collaboratively to deliver this innovative, large scale residential development.
Of the circa 150 new homes produced, this joint venture aims to provide 70% of the housing as affordable (either Intermediate or Social Rental Housing) while integrating a low/zero carbon strategy that is consistent with the latest sustainability standards.
The development also aims to respond to the provisions of the Planning Policy Wales and the Well-being for Future Generations Act by providing a scheme with a strong sense of place, that connects within the existing fabric of Penyrheol and its surroundings, and delivers an attractive, vibrant and sustainable community.
For more detailed information in relation to the site, please refer to the City and County of Swansea's planning portal, quoting reference 2019/0911/S73.
Coastal and Pobl are hosting a formal Meet The Buyer event on the 3rd of October in the Vale Resort. The event will include a presentation of the project to provide clarity on the collaborative approach between the two organisations, the design ethos that has been adopted throughout the design development stage, as well as providing an overview of the funding criteria and associated timeframes. The address for the venue is:
Vale Resort, Hensol Park, Hensol CF72 8JY.
