Development Bank of Wales is seeking to appoint a contractor to deliver ad-hoc reactive maintenance services at 4 office locations as detailed below.

In order to deliver the required coverage, to structure the framework into the following Geographical Sub-Lots:

Geographical Sub-Lot 1: – Cardiff and Llanelli

Cardiff

Floors 6 and 7, 1 Capital Quarter, Tyndall Street, Cardiff, CF10 4BZ

The business occupies 16,049 sq. ft between floors 6 and 7 of a modern multi-tenanted building in central Cardiff.

Floor 6 comprises general office space, internal meeting rooms and a staff kitchen.

Floor 7 comprises a visitor reception and customer facing meeting rooms, general office area, and two kitchens.

The office was refurbished in 2021-22.

There is no on-site parking available at this office.

Llanelli

Unit 14a & B, 2nd floor, The Beacon Centre for Enterprise, Dafen, Llanelli, SA 14 8LQ

The business occupies 1779 sq. ft on the second floor of a purpose built office building on the outskirts of Llanelli

Unit 14a comprises a meeting room and an agile workspace/breakout area.

Unit 14b comprises of a general office area

Limited on-site parking is available at this office.

Geographical Sub-Lot 2: Lot 2- Wrexham and Newtown

The office comprises a visitor reception and customer facing meeting rooms, general office area, and two kitchens.

The office was refurbished in 2018.

The business occupies 360 sq. ft on the first floor of a purpose built office building in the centre of Newtown.

The office comprises a general office area only.

Geographical Sub-Lot 3: Lot 3- Billingham

Wynyard Park House, Wynyard Business Park, Wynyard, Billingham, TS22 5TB

The business occupies 861 sq. ft on the ground floor of a purpose-built office building within a business park on the outskirts of Billingham.

The office comprises a general office area, a customer facing meeting room, and a staff kitchen.

Limited on-site parking is available at this office.

Where DBW have a requirement relating to individual projects and/or Service provisions, DBW will specify these at the Order stage.

The Contractor shall provide DBW with expert and technical advice and explore improvements that maximise efficiency and performance across all services.

The Contractor shall provide all services in a safe and efficient way as determined by law and the required industry Standards and those set out by DBW at Order stage.

The scope required for each Contract will be specified at Order stage by DBW. An example of service types that can be accessed through the contract are listed below. Please note this is not an exhaustive list. For all services they could include (where relevant), but are not limited to, installation, repair, testing, maintenance, and certification of that particular service area.

● Electrical Services including but not limited to: Installation, Testing & Fault Finding, Certification and Maintenance/Repair

● Gas Services incl. Heating

● Insulation

● UPVC Windows & Doors including but not limited to installation & repair and composite doors

● Groundworks (including paving, paths, tarmac, concrete)

DBW would like to clarify that we are looking for a single supplier for each geographical lot not a single supplier to undertake all the office locations. If a supplier is able to support more than one geographical location as long as there evidence that they are able to attend site within the timeframes we will accept.

site visits
We can arrange site visits for Cardiff or Wrexham but we are unable to arrange site visits for Llanelli, Newtown or Billingham as we have no facilties presence and can’t rely of the office staff to be available for site visits in those offices. We can give information about the condition and age of the buildings if they have specific questions that we can answer.
