Description of the contract
The Vale of Glamorgan Council (“the Council”) requires works to the Engine Room in Barry.
The Engine Room building and site is located on Barry Waterfront's Innovation Quarter and is in the freehold ownership of the Council (please see Appendix A).
The Innovation Quarter is a mixed-use regeneration area of approximately 19 acres and is the subject of a regeneration joint venture between the Council and Welsh Government.
The Council requires a suitable experienced contractor for works to the Engine Room in Barry. This project involves the redesign of the main entrance to the Engine Room, the development of the communal spaces outside the front of the building and the extension/resurfacing of the existing surface car park.
The surface car park, will be used as an overflow car park for the area due to lack of public parking following the Goodsheds development to the south of the site. New signage is also proposed on the main (east) elevation of the building to help with wayfinding.
The Council’s vision for the Engine Room is:
“A bright, modern, welcoming and flexible workspace where businesses can reside and collaborate”
The aim of the transformation project is to create a state-of-the-art business centre for growing indigenous businesses in the Vale of Glamorgan.
The Engine Room building will be a Flagship business centre within The Council’s portfolio. Having already recently invested resources into the building through decarbonisation measures such as a green living wall on the exterior and an air sourced heat pump system, the Engine Room is now ready for the next phase of investment.
